It does not matter how often people buy or sell houses, it is stressful each time. Our friendly staff at Hebridean Estate Agency strive to make the whole process as easy as possible for all concerned.
Coming to the initial decision of selling your home is the only step you will take alone. For the rest of the experience we will guide you and help as much as possible so you are free to continue with every day life. Selling houses is what we do best and our professional sales team can deal with any query you may have at any stage.
Before you have decided 100% to sell your property, you may wish to have a market appraisal carried out. Our Property Manager will visit your property and discuss the present market conditions and valuation of your property.
Accommodation details and photographs will be taken and sent to you for approval and for you to make any alterations.
Schedules are requested via our website and in our office. Full colour schedules are given out and viewings are offered.
Once particulars have been approved, all property details will be uploaded to our website. Responses from the website are dealt with as and when they arrive each day.
A 'For Sale' board can be erected at your property. The cost of this is included in the sales fee.
Our property list offers full colour externals of all our properties and are updated each day. Our property list is widely available throughout the area.
We send out a fortnightly property update to everyone on our mailing list detailing all new properties, price changes and any recent sales.
We offer various advertising packages which can be discussed at any stage of marketing. We would recommend advertising after a few weeks, we appreciate it can be expensive and would prefer to exhaust other methods prior to this.
All viewings for all properties are arranged through the office. We do not give out any personal contact details of any seller. Viewer feedback is relayed to sellers as soon after the viewing as possible.
Offers that are received are relayed to the seller within 24 hours (where possible) of receipt. It is entirely up to the seller if they accept an offer or not. We guide and advise but do not decide.
If more than one person has surveyed/noted interest in the property, a closing date will be set. Offers will be discussed with the seller and the seller decides which offer to accept. It is not essential to accept an offer if none of them meet your expectations, nor is it essential to accept the highest offer, there are often other factors to consider.
Once an offer has been verbally agreed, the offer is passed to your solicitor for processing.
The solicitors on both sides will work closely with each other to ensure that the missives are concluded as pain free as possible. Once missives have been concluded, it is more awkward for either party to pull out of the bargain. At this stage to pull out would result in legal proceedings.
We do not have any upfront charges. All charges are deducted from sales proceeds or payable by your solicitor at the date of settlement.
